Real Loan & EMI Guide
Know your EMI — and what banks don't tell you. Every rule below is sourced; every calculator is free, on-device, no signup.
1. No prepayment penalty on floating-rate individual loans
Banks, NBFCs, HFCs and co-ops cannot charge any prepayment or foreclosure fee on floating-rate loans taken by individuals for non-business purposes (home, personal, education) — sanctioned or renewed on or after 1 Jan 2026. No lock-in period, any source of funds.
Business loans: big banks, NBFC-UL and AIFIs are also barred; smaller lenders (SFB/RRB/small co-ops/NBFC-ML) are barred only up to Rs. 50 lakh sanctioned.

2. Property papers back in 30 days or Rs. 5,000/day to you
After full closure the lender must return all original documents and remove registry charges within 30 days. Lender-fault delay pays Rs. 5,000 per day, with written reasons.
Collect: foreclosure statement, NOC/NDC (name, account number, property, no dues), originals, charge-release proof; check CIBIL after 30–45 days.

3. Gold loan LTV tiers (Apr 2026)
Bank consumption loans: 85% to Rs. 2.5L, 80% for Rs. 2.5–5L, 75% above Rs. 5L — maintained through the tenure, not just at sanction. Bullet gold loans capped at 12 months.
Key nuance: NBFC gold loans stay at flat 75% regardless of slab. Our gold calculator (coming next) asks bank vs NBFC first.

4. KCC farming loans at 4% — if repaid in 12 months
KCC lends at 7% up to Rs. 3L (allied-only Rs. 2L); 3% prompt-repayment incentive makes it 4% effective when repaid within a year. Aadhaar e-KYC is mandatory.
Note: the overall KCC limit was separately enhanced toward Rs. 5L — subvention still operates at Rs. 3L.

5. GST truth: 18% on the fee, never on the loan
No GST on principal or interest. 18% GST applies to processing, legal and valuation fees.
On jumbo loans (fee as a percentage of the amount) that GST becomes the real hidden cost — our jumbo add-on shows it separately.

6. 'Lifetime free' credit cards aren't free
Banks earn via 36–52% revolving interest, 2.5–3.5% cash fees (no grace), 3–3.5% forex markup, Rs. 100–1,300 late fees plus 18% GST.
Many lifetime-free cards need minimum spends to stay free, and benefits can be revised down later. Read the MITC benefit-revision clause before applying.

7. Agent tactics + flat-vs-reducing trap
Red flags: headline-rate-only comparisons, flat-rate quotes (a 12% flat loan can cost more than ~14–15% reducing — always convert to APR), verbal prepayment promises missing from the KFS or sanction letter.
Rule: no KFS line means no promise. Our flat-vs-reducing comparator (coming next) makes the gap visible.

8. What banks don't tell you
Cutting tenure beats cutting EMI. The same extra money finishes the loan early instead of shrinking instalments — because every prepaid rupee stops future interest.
No prepayment penalty since January 2026. Floating-rate personal loans carry zero prepayment charges and no lock-in period.
Compare the full yearly cost, not the headline rate. Add processing fee plus 18% GST on it before choosing a lender.

9. What banks don't tell you (personal loans)
The advertised rate isn't lying, but it isn't the full story. A 2% processing fee plus 18% GST turns an 11% loan into roughly 11.6% APR — worse on short tenures.
Ask for the Key Fact Statement — it carries the APR, every fee and the prepayment terms. Not in the KFS means no promise.
No prepayment penalty on floating-rate personal loans since January 2026. For fixed-rate loans, get the terms in writing first.

10. What dealers don't tell you (car loans)
Advance EMI is genuinely a little cheaper overall — the first payment instantly cuts principal. But it demands cash on day zero; if that strains you, arrears with a shorter tenure can beat it.
Used-car dealers often quote flat rates ('9% flat!') equal to roughly 16–17% reducing. Always convert to APR before signing.

11. What lenders don't tell you (gold loans)
Small loans get more: up to Rs. 2.5 lakh pledges fetch 85% at banks. Above Rs. 5 lakh it drops to 75% — and NBFCs pay flat 75% at any slab.
LTV is policed through the tenure, not just at sanction. If gold prices fall, the lender can demand top-up or part-payment.
Bullet loans end in one shot within 12 months. Only intrinsic gold value counts — stones don't. Auction surplus, if any, must come back to you.
Good to know: cheap gold loans at village banks
Indian Bank's Jewel Loan runs at 8.50–8.80% with zero processing fee — far cheaper than NBFC rates of 9–27%. In rural areas like Odisha, ask at a public-sector bank branch.
Farmers should ask for the 'Agricultural Jewel Loan' — rates from 7% with KCC linkage and nil fees are possible. Don't take the retail jewel loan.

12. What lenders don't tell you (education loans)
Moratorium interest usually compounds — a 4-year course can add ~35–40% to what you repay on. Paying just the interest during study kills most of that growth.
Section 80E lets you deduct the full interest (no upper limit) for 8 years — only interest, not principal. EWS families under Rs. 4.5L income should also ask about the CSIS full-interest subsidy during moratorium.
Floating education loans carry zero prepayment charges since January 2026. No collateral needed up to Rs. 7.5 lakh in most bank schemes.

13. What banks don't tell you (KCC loans)
The 4% rate is not automatic — it is 7% lending minus a 3% prompt-repayment incentive. Repay even a day late past 12 months and the incentive is gone.
Allied-only loans (dairy, fishery, poultry) get the benefit only up to Rs. 2 lakh. Aadhaar e-KYC is mandatory for the subvention to flow.
Overall KCC limits were enhanced toward Rs. 5 lakh, but interest subvention still operates at Rs. 3 lakh. Borrow above that and the excess runs at normal rates.

14. What banks don't tell you (card EMIs)
Paying in full within the ~45-day grace period costs zero interest and zero GST. Converting to EMI starts interest plus 18% GST on that interest from month one.
Revolving (unpaid) balances run 36–52% yearly, and cash withdrawals never get a grace period — interest plus GST from day one.
'No-cost EMI' usually means the interest is prepaid as an upfront discount or fee — check the GST lines, the cost is often still there in another name.

15. What banks don't tell you (eligibility)
FOIR — Fixed Obligation to Income Ratio — is the real gatekeeper: total EMIs (new + existing) may not cross 40–50% of net income. A Rs. 1L salary with Rs. 30k EMIs leaves only ~Rs. 10–20k room.
Eligible is not affordable. Banks ignore your rent, school fees and emergency fund. Keep total EMIs under 35% yourself even when the bank allows 50%.
CIBIL 750+ plus stable salary history is what unlocks the best slabs. Every formal application dings the score — soft-check first, apply once.

16. The flat-rate trick, exposed
Flat rate charges interest on the ORIGINAL principal for the whole tenure — even after you've repaid half. Reducing balance charges only on what you still owe. That's why 12% flat costs about the same as 21% reducing over 3 years.
Flat quotes hide in used-car loans, gold loans, consumer-durable finance and informal lending. If anyone quotes flat, convert before comparing.
Ask for the APR or Key Fact Statement. A reducing rate on paper is the only number that compares fairly.

17. The jumbo hidden cost
On normal loans the processing fee is a flat few thousand. On jumbo loans (roughly Rs. 75 lakh–1 crore+, definition varies by bank) the fee is a percentage — so 0.5% on Rs. 1 crore is Rs. 50,000 plus Rs. 9,000 GST before you see a rupee.
This fee is often negotiable: festive offers, salary-account holders and balance-transfer cases routinely get 50–100% waivers. Never accept the first quote.
Check whether the fee is deducted from disbursal (you receive less) or payable separately — and confirm it in the KFS along with the GST line.
